Real Estate Appraisals in Las Vegas
Like it or not, real estate appraisals will likely become a more important factor in your real estate transactions in the future. Why? For a time, the prominent failures of the banking industry have thwarted their ability to minimize the importance of appraisers and their appraisal reports. In 2006 banks and mortgage companies started to move toward Internet models in an attempt to bypass the need for a third-party appraiser’s involvement in the loan process.

It’s a joy for appraisers to see that the computerized Internet models that once appeared to be such a threat to their livelihood are now tabulating values in Las Vegas that are often $ 50,000 to $ 100,000 off the mark. The models are currently being seen by many for what they are, inaccurate.

Since the trend over the next few years will swing in favor of more regulation and more government review, the role of the appraiser and the appraisal report is likely become more important. It will be difficult for financial institutions that survived the banking crisis to dismiss or attempt to circumvent the appraisal industry in the short-term.
